Is there an approval process for purchases?

Yes. All prospective buyers must meet our financial requirements and pass a criminal background check. Prospective buyers are also required to sit for an interview with our Membership Committee.

Are there any fees associated with the purchase of a unit?

Yes. Included in the purchase price is a one time, non-refundable fee, consisting of a Reserve and Reconstruction Charge and an Administrative Charge.

Does Penn Center House assess its Members?

No. Penn Center House has never had an assessment.

Can I finance the purchase of a unit?

What is included in the monthly carrying charge?

The monthly carrying charge includes, but is not limited to, basic cable, electric, gas, water, property taxes and a maintenance package.

How is Penn Center House governed?

Penn Center House is governed by a Board of Directors consisting of 7 Members of the cooperative.  These Directors are elected by the general membership at our Annual Meeting.

Are pets allowed?

Penn Center House allows cats and birds as pets.  We are a “no-dog” building, with the exception of properly documented service dogs.

Can I sublet my unit?

All units are expected to be owner occupied. Subletting is not permitted.

What is your smoking policy?

Members that executed their Occupancy Agreement after March 26, 2018 are prohibited from smoking in their unit.  Members that executed their Occupancy Agreement prior to that are grandfathered in and may smoke in their unit.

Are renovations permitted?

Penn Center House has a generous renovation policy which allows Members to customize  their units to suit their tastes.  However, all renovations require approval from Management, which includes obtaining the appropriate permits.
